Buying a Property

1. We will review the contract for you. We will arrange a building/pest/strata report for you and discuss the results with you. We will arrange any other relevant searches for you and then arrange exchange of contracts. At this time you will need to pay a 10% deposit.

2. Normally settlement takes place 6 weeks after exchange. During this period we undertake any further searches which are needed, attend to the requirements of your financier, tell you how much stamp duty is and then stamp the contract and transfer, we complete any application for the First Home Owner Grant if you are eligible.

3. We make sure your financier is ready to settle, we prepare the settlement statement and discuss with you, we arrange to obtain from you any funds required for settlement.

4. We attend settlement on your behalf, where there is a financier we ensure that their requirements are met, where there is no financier we obtain title documents for you and register the transfer and then deliver the title document to you, we report in writing to you following settlement.
